Further refining our approach, we developed a ‘Medium Rise Proposal,’ featuring a 14-storey tower with a dynamic canted design. This strategy mitigated rights of light issues while creating opportunities for external terrace spaces on higher levels, enhancing tenant amenities. Informal discussions with the Islington planning department indicated broad support for our principles and massing.
Our design narrative extends into mixed-use development possibilities, especially above the tenth level, where we harmoniously integrate office spaces with potential hotel or residential functions. This careful consideration of core design principles aims to minimise impacts on existing office areas, fostering a vibrant, multifunctional environment.
The 125 Finsbury Pavement embodies a forward-thinking approach to redeveloping and extending an existing building in a prime urban setting. Our focus is always on practicality and sustainability, emphasising the delivery of a high-performing asset aligned with contemporary ESG principles. Positioned between Old Street and Moorgate in the heart of the City of London, 125 Finsbury Pavement presented a unique opportunity for architectural redevelopment. Historically associated with financial and commercial activities, this site is ripe for a transformative approach, aimed at creating a high-performing asset that meets today’s market demands. Our proposals took into account the neighbouring planning consent for a bold 27-storey high-rise development at 20 Ropemaker Street, positioning us at the forefront of urban evolution.
At Reiach and Hall Architects, we have explored innovative development options that strike a balance between heritage and contemporary design. Our ‘Light-Touch Intervention’ strategy focused on revitalising the existing structure, infusing it with a modern identity while enhancing its operational efficiency. Conversely, the ‘Heavy Intervention’ approach sought to extend the building’s footprint, elevating core elements and optimising the existing framework’s capabilities.
We also investigated a ‘Demolish and Redevelop’ route, conceptualising a striking 24-storey tower. While this ambitious vision posed challenges related to rights of light and wind impact, we proactively addressed these concerns, refining our designs to align with planning requirements, especially along the Finsbury Pavement façade.
